Step by step
From the ground or a ladder, visually check flashing around chimneys, vents, and skylights.
Look for rust, gaps, or lifted edges where two roof planes meet.
Check the attic for daylight or water stains near these penetrations.
Minor gaps can be resealed with roofing sealant from a stable ladder position.
Damaged or missing flashing sections should be replaced by a roofer.

- Will you inspect all flashing points—chimney, skylights, valleys, pipe boots, and eave drip edges?
- Will you check the caulk and sealant at each flashing point for cracking or separation?
